A key consideration for most families when moving centres around maintaining an acceptable price differential between the house to be purchased and the one being sold.
If a potential purchaser is in the position to fund or part fund the build of the bungalow we can offer substantial discounts. Some of the savings made can be passed on to reduce the sales price of your own property making it more saleable in this difficult market.

Funded Basis in more detail
In this option the purchaser buys a plot and we contract to build the bungalow for an agreed price, specification and timescale. Stage payments are made at key stages of the build based upon the NHBC sign off stages.
As we have assurance of both an agreed sale and price and save on commercial funding we can pass these savings onto our purchasers. In addition Stamp Duty would be payable only on the plot and as this will not exceed the minimum threshold the new bungalow is effectively free of Stamp duty.
The purchasers will also have the advantage of being able to amend the final build to reflect their requirements and taste.
Note: The funded option usually requires that your existing property is sold and that you move into rented accommodation or with family whilst the property is completed.
